Remedial works following a report
What it is
Remedial works are the corrective jobs identified by an inspection: everything coded C1 (danger present), C2 (potentially dangerous) or FI (further investigation required) on an Electrical Installation Condition Report, plus any C3 improvements you choose to action while the installation is open.
In practice this covers missing or undersized main protective bonding, absent RCD protection, damaged accessories and cabling, incorrect protective devices, loose or overheated terminations, unsafe DIY alterations, unidentified circuits, and consumer units that cannot provide the protection now required.
The work finishes with re-testing of everything affected and updated certification, because the objective is not the repair, it is the satisfactory report.
Who it is for
Landlords inside a 28-day remedial window after an unsatisfactory report.
Homeowners whose sale, purchase or remortgage is being held up by an electrical report.
Businesses and facilities managers working through a prioritised remedial list from a fixed wire testing programme.
Anyone handed an unsatisfactory report by a testing-only contractor with no route to getting the work done.
Managing agents needing several properties brought up to standard on a coordinated schedule.
When you need it
Immediately, for any C1 observation: danger is present and it should not be left.
Within 28 days for a rented dwelling, or sooner where the report specifies it.
Before a tenancy start, completion date or insurance renewal that depends on satisfactory certification.
As soon as an FI code is issued, because the report stays unsatisfactory until the investigation is closed.
Across an agreed programme for larger commercial lists, prioritised by severity and budget cycle.
Why it matters
A report on its own changes nothing. Its value is entirely in what gets corrected, and the most expensive position anyone can be in is holding a dated document that says the installation is potentially dangerous while doing nothing about it: that record exists, and it will be produced if anything happens.
The gap most people fall into is contractual. Testing-only providers issue the report and leave, so the client has to find a second contractor, explain the coding, get a quote against someone else's findings, and coordinate a re-test to close it out. That gap is where remedial work sits unfinished for months.
We close it. We take reports from any contractor, review the coding honestly, including telling you where something has been over-coded, correct what genuinely needs correcting, and re-certify. One contractor, one point of accountability, one satisfactory outcome.
The cost of leaving it
What happens when remedial works is put off
The risk in an unsatisfactory report is not theoretical, because the codes are specific. A C1 means danger is present now: exposed live parts, something a person can contact. A C2 means the installation is one fault or one contact away from danger, which describes missing earthing and absent bonding precisely. These are not paperwork categories; they are descriptions of physical conditions in your building.
The deadline pressure is the second problem. For rented dwellings, remedial work must be completed within 28 days or the period specified in the report, with written confirmation supplied to the tenant and the local authority. Miss that and you are into enforcement territory: remedial notices, potential financial penalties, and the authority's power to arrange works and recover costs.
Financially, the cost of delay is compounding. An open C2 blocks a tenancy or a sale, so the loss is void weeks or a delayed completion rather than the price of the repair. And every month the underlying defect stays in place, it deteriorates: loose terminations get hotter, damaged insulation gets worse, and a repair turns into a replacement.
Mistakes we are called in to correct
- Filing the report and treating the codes as advisory when C1, C2 and FI are the reason it is unsatisfactory.
- Accepting a remedial quote without seeing which specific observation each line addresses.
- Having remedials done by someone who cannot then re-test and re-issue certification, leaving the report open anyway.
- Ignoring FI observations because they are not obviously a defect: an unresolved FI keeps the report unsatisfactory just as a C2 does.
- Paying for repeated partial fixes on an installation whose age and condition genuinely call for a rewire.
Our process
How we deliver remedial works
- Step 1
Report review
We read the report properly, every observation, code and test result, and tell you what each one actually means, what it will take to correct, and where something has been coded more severely than the evidence supports.
- Step 2
Quote against specific observations
You get a quote that maps line by line to the observations, so you can see exactly which item each cost relates to and prioritise if the list is long.
- Step 3
Corrective works
Our engineers carry out the repairs, bonding, protection, accessories, cabling, board work, unidentified circuits, scheduled around tenants, trading hours or production.
- Step 4
Re-testing
Every affected circuit is re-tested and the values recorded, which is the evidence that the corrective work achieved what it was supposed to rather than simply having been carried out.
- Step 5
Updated certification and confirmation
We issue the updated certification, plus written confirmation of completion where you need to supply it to a tenant, local authority, insurer or lender.
Benefits
What you get from working with us
Report closed, not just repaired
Corrective work plus re-testing and updated certification, so the outcome is a satisfactory position rather than a pile of invoices.
We take other contractors' reports
Handed an unsatisfactory report with no route to fixing it? That is routine work for us, including a second opinion on the coding.
Honest about over-coding
Where an observation is coded more severely than the evidence supports, we say so; you should not pay to correct something that is not a defect.
Deadlines respected
Scheduled to meet the 28-day requirement, a tenancy start or a completion date, with urgent attendance where the window is already tight.
Prioritised for larger lists
Commercial remedial schedules split into immediate, planned and improvement works so spend can be phased and defended.
Straight answers on rewires
Where an installation is beyond economic repair, we will tell you rather than sell a sequence of remedials that will never produce a satisfactory report.
In detail
Remedial Works explained in full
What the codes require of you
C1 means danger is present and the risk of injury is immediate. Any competent inspector should make a C1 safe on the day it is found, with your permission, and it should never be scheduled for later. C2 means potentially dangerous: safe while nothing changes, dangerous the moment a fault or a contact occurs. Both make a report unsatisfactory.
FI means further investigation is required: a symptom or anomaly that could not be resolved within the scope of the inspection, such as an unidentified circuit or a result inconsistent with the installed cable. It also makes a report unsatisfactory, and it is the code most often ignored because it does not sound like a defect. C3 is an improvement recommendation and does not affect the outcome, though it is often sensible to action while the installation is open.
The most common remedial jobs
Main protective bonding to gas and water services, missing, undersized or incorrectly positioned, is the most frequent single item in older domestic property. Next is the absence of RCD protection for socket circuits and cables concealed in walls, which usually means a consumer unit upgrade rather than a device swap.
After that: damaged or incorrectly installed accessories, junction boxes that are inaccessible or unsuitable, undersized or unsupported cabling, incorrect protective device ratings, missing circuit identification, and DIY additions: outdoor sockets, sheds, garden lighting and hot tub supplies added without protection or suitable cable.
In commercial and industrial premises the list shifts towards board-level work: overheated terminations, obsolete or unavailable protective devices, missing labelling and schedules, unsuitable equipment for the environment, and unprotected penetrations of fire barriers by containment, which is an electrical contractor's responsibility to correct even though it is a fire compartmentation issue.
When remedials are not the right answer
Some installations cannot be made satisfactory by correction. Rubber or lead-sheathed cabling, no circuit protective conductors in lighting circuits, widespread insulation degradation and multiple structural departures together mean the money spent on remedials buys a series of partial improvements and never reaches a satisfactory report.
In those cases the honest advice is a full or partial rewire, and we will set out what it involves and what it costs so you can make the decision with the whole picture. Clients tell us this candour is why they came back: one review notes obtaining three quotes and finding ours the most competitive with transparent pricing.
Managing large remedial schedules
A fixed wire testing programme on a commercial site typically produces a list of observations across multiple boards and areas. We split it into what must be corrected immediately, what should be planned into the next maintenance window, and what is genuinely optional improvement, so the budget conversation is about priority rather than a single intimidating figure.
Works are then phased around your operating hours, with re-testing of affected circuits at each phase and certification updated progressively, so the compliance position improves visibly rather than everything remaining open until the final invoice.
FAQs
Remedial Works: common questions
How much do remedial works cost?
+It depends entirely on what the report found: a bonding conductor and a damaged socket are a different job to a consumer unit upgrade and rewiring a circuit. We quote line by line against the specific observations so you can see what each item costs and prioritise. Free quotes, no obligation, BACS and all major cards accepted.
Will you do remedials on another contractor's report?
+Yes, routinely. We review the coding, tell you honestly what genuinely needs doing, complete the work and issue updated certification, including a second opinion where an observation looks over-coded.
How quickly must the work be done?
+C1 observations should be made safe immediately. For rented dwellings in England, remedial or further investigative work must be completed within 28 days or the shorter period specified in the report, with written confirmation supplied to the tenant and the local authority.
Do I get new certification afterwards?
+Yes. Affected circuits are re-tested and you receive updated certification plus written confirmation of completion, which is what a tenant, local authority, insurer or lender will ask for.
What if I disagree with the coding on my report?
+Bring it to us. Over-coding happens, and you should not pay to correct something that is not a defect. We will review the observation against the evidence and tell you straight whether it needs doing.
Can the work be done around tenants or trading hours?
+Yes. Domestic remedials are scheduled around tenants and access, and commercial works around trading or production, including evenings and weekends. Our reviews include remedial works completed on a Sunday at no additional charge to meet a mortgage completion.
How long will remedial works take?
+Small lists are often a single visit. Consumer unit upgrades are typically a day, and larger commercial schedules are phased across an agreed programme. We confirm the timeline with the quote so you can plan against your deadline.
What if my installation needs a rewire instead?
+We will tell you. Where the age and condition mean remedials cannot produce a satisfactory report, we set out what a full or partial rewire involves and what it costs, rather than sell you a sequence of repairs that will not reach the outcome you need.
Which areas do you cover?
+Leeds, Wakefield, Harrogate, York, Doncaster, Sheffield, Hull and Manchester from our base in South Elmsall. Call 0113 418 2086 with your report and we will talk it through.
