Manchester's residential density is vertical. High-rise blocks and mill conversions carry landlord supplies, riser distribution, sub-mains to individual flats, communal lighting and door entry systems, and responsibility for those parts sits with the freeholder or managing agent, not the leaseholder.

Communal installations are frequently the least documented part of a building. Boards in cupboards nobody opens, circuits added during refurbishments, and escape lighting that has never been duration-tested are all common findings. Getting this right matters more in a block than in a house, because the consequences of an escape route failing are shared by everyone in the building.

Ancoats, Salford and the inner ring are full of nineteenth-century industrial buildings converted into apartments, offices and studios. Conversions inherit thick masonry, timber structure, long horizontal distribution runs and services threaded through spaces never designed for them.

Successive fit-outs then add lighting, data, air conditioning and small power without the certification always following. For fixed wire testing that is the central problem: the paperwork describes one installation and the building contains another. We test what is actually there and record it circuit by circuit.

The southern rental belt turns over quickly and in volume, and installations take the wear that comes with it: damaged accessories, overloaded sockets, extended circuits for additional appliances, and extractor fans and showers added without regard for the existing board.

Certification on this stock has to be honest and quick, because a landlord with a tenancy starting in ten days cannot wait a month for a second contractor to correct a fail. We complete remedials ourselves and re-certify, which is the difference between a report and a resolution.

Manchester's rainfall is legendary for a reason, and persistent wet weather is hard on any part of an installation exposed to it: external sockets, security lighting, yard and car park supplies, cellar circuits and flat-roof plant.

Combine that with a housing stock that is largely Victorian and Edwardian and you get the region's most common fault pattern: moisture-driven insulation breakdown that shows up as nuisance tripping in wet spells. It is diagnosable with proper testing and fixable at the cause, and we do not consider a reset an answer.

The industrial belt around Trafford Park and the motorway ring runs three-phase distribution, machinery, racking-mounted lighting and increasingly fleet EV charging, in buildings that have been re-fitted for successive occupiers.

Adding charge points or new plant to an existing distribution board is not simply a matter of finding a spare way. Available capacity, protective device coordination and earthing arrangements all have to be assessed first, and thermal imaging on the existing distribution equipment is often the quickest way to see what is already under stress before anything more is added.
