Inside the walls, the constraint is not electrical, it is architectural. Solid masonry, lath and plaster, timber frames and protected finishes mean you cannot simply chase in a new circuit because the regulations would prefer one. Surface containment, careful routing and sympathetic accessory choices are part of the job.

Older installations in these buildings tend to show the same faults: cables run through voids without protection, accessories fixed into fabric that has moved, extensions taken from lighting circuits, and earthing arrangements that were adequate when installed and are not now. We record what is there accurately and propose remedial routes that are actually deliverable in the building.

York's student market means a large stock of shared houses with more sockets, more showers, more extractors and more cooking load than the original installation ever anticipated. Circuits get extended, boards get filled, and records rarely keep pace.

For an HMO the inspection has to be thorough and the report has to be defensible, because it will be read by the council as well as by tenants. We test the installation as it exists, identify overloaded or unsuitably protected circuits, and correct them so the certificate can be relied on for a licence application or renewal.

York's relationship with water is well known, and it shows up electrically. Cellars, ground-floor circuits, external sockets and outbuildings in flood-prone areas near the Ouse and Foss carry a history of moisture that degrades insulation resistance long before anything visibly fails.

Where a property has taken water at some point, the honest position is that affected circuits and accessories need proper testing rather than a visual glance. Insulation resistance readings tell you what has quietly deteriorated, and nuisance RCD tripping in wet weather is almost always a symptom of it.

Pubs, restaurants, hotels and shops in the centre often occupy buildings never designed for their current use, with escape routes threading through old staircases and yards. Emergency lighting on those routes has to work for its full rated duration, not just illuminate when tested for a second.

Fire alarm systems in these premises are frequently extended piecemeal as the building is altered. Zone-by-zone testing and a proper device schedule are what turn a system into evidence you can put in front of a fire officer or an insurer.

Outside the ring road, properties are frequently on TT earthing arrangements where correctly functioning RCD protection is not optional, and long external runs feed stables, workshops, barns and paddock lighting.

Barn conversions are a particular category of their own: installed over a long period, often partly by the owner, with sub-mains, three-phase legacy supplies and outbuilding circuits that need tracing before anything can be certified. These jobs take longer, and we price them for what they are.
