Harrogate's housing stock is old, generous in size and heavily altered. A single villa may carry an original lighting layout, a 1980s ring final, a modern kitchen circuit, an outbuilding supply and garden lighting added at some later point, all sitting on a board that was only ever intended for part of it.

Inspections on these properties routinely find the same things: no RCD protection on circuits serving outdoor equipment, undersized or missing main protective bonding to gas and water services, cables buried in walls without mechanical protection, and circuits nobody can identify because the board was never labelled. Testing a house this size properly takes time, and the report is only useful if every circuit is actually traced.

Cellars, coach houses, garden rooms and detached garages are a Harrogate speciality, and they are usually fed by a sub-main run at some point in the property's history. Sub-mains are where we find the most serious observations: undersized cable, no dedicated protection at the origin, no earthing arrangement at the remote end, and buried joints.

These are also the circuits most affected by damp. A cellar or outbuilding that takes water in wet weather will show up as declining insulation resistance long before it trips anything, which is exactly the kind of measured result an EICR is designed to catch.

Hotels, guest houses, spas and restaurants carry duties that a normal commercial unit does not. Escape lighting has to work for its rated duration, the fire alarm system has to be tested and logged, and the fixed installation is in constant use with high loads from kitchens, laundry and plant.

We phase testing so guests and trade are not disturbed, test emergency lighting for duration rather than just flicking it on, and produce logbook-ready documentation that stands up when a fire officer or an insurer asks for the evidence trail.

Out towards Killinghall, Boroughbridge and the Ripon side, properties are more exposed and supplies are longer. Overhead supplies, TT earthing arrangements requiring properly functioning RCD protection, and long external runs to stables, workshops and paddock lighting all appear regularly.

Harrogate sits higher and colder than Leeds, and the combination of wind-driven rain, frost and long wet winters is hard on external accessories, cable glands and outbuilding installations. Most of the intermittent tripping we are called to in these properties turns out to be moisture in an external circuit rather than a fault inside the house at all.

Harrogate households have adopted EV charging and solar PV quickly, and large period homes often add electric heating in extensions or annexes at the same time. Each addition assumes the incoming supply and the board can take it, which is not always true.
