Much of the district's older housing was built quickly and cheaply for workers, then rewired piecemeal over the following century. Solid walls, limited cable routes, small rooms with sockets added later and back-of-house extensions built without recorded certification are all typical.

On these properties the common EICR observations are consistent: no RCD protection on socket circuits, missing or undersized main protective bonding, outdated rewireable fuse boards still in service, and cables added under floors with no mechanical protection. None of it is unusual, and all of it is correctable; we routinely handle the certificate and the corrective work in the same engagement.

A large share of the Wakefield rental market is former council housing now in private hands, and the installations often date from a single estate-wide programme decades ago. Boards, accessories and cabling age together, so what one property needs is frequently what the next one needs too.

That works in a landlord's favour. Where we test several properties for the same owner we can flag the pattern early, plan consumer unit upgrades in sequence rather than in emergencies, and keep certification dates aligned so compliance is manageable instead of constant firefighting.

The district's warehousing, logistics and manufacturing base runs three-phase distribution, motor loads, conveyor systems and racking-mounted lighting, often in buildings that have been re-partitioned and re-fitted for successive tenants. Fixed wire testing here has to be phased across shifts so production keeps running.

Thermal imaging is usually the highest-value survey on these sites. Loose or overheating terminations in distribution boards, isolators and panels are invisible on a visual inspection and clearly visible on a thermal survey, and identifying them before failure avoids unplanned downtime, which almost always costs more than the survey did.

The former coalfield leaves a physical legacy. Historic ground movement, settlement cracking and long-standing damp in older properties all affect installations: cables strained in walls, accessories pulled out of true, and moisture tracking into cellars, ground-floor circuits and outbuildings.

This is where measured testing beats a visual once-over. Declining insulation resistance and earth fault loop readings outside expected values show up before anything trips, which is exactly what you want to catch on a report rather than on a call-out.

Electric showers, induction hobs, EV chargers and solar PV are being added across the district's older housing at pace, on boards and supplies that were designed for a much lighter demand.

We look at the whole picture rather than just the new circuit: whether the existing board can carry and correctly protect the addition, whether earthing and bonding are adequate, and whether the installation should be upgraded first.
